    The ledger is the board fastening the deck to the house. Improperly attached or unflashed ledgers are the single most common cause of deck failures, and the failure mode is the whole deck coming away from the house. We fasten and flash it properly, every time.

    Yes, dug to depth and sized for the load. Blocks set on grade move with the ground, and a deck that moves takes its railings and its ledger connection with it.

    Usually once the deck is above a certain height or attached to the house. We confirm what applies and pull it.

    Longer than most people get, if the footings, the ledger and the flashing were done right and the material is maintained as its type requires. The structure underneath decides the lifespan, not the boards on top.

    Only if the frame and footings are genuinely sound, and we will tell you honestly after inspecting them. Putting new boards on a failing frame is money spent on the wrong half of the deck.

    Both are governed by height and geometry requirements, and stairs in particular are where DIY decks most often go wrong. They are built to spec and inspected with the rest.
