    By finding out why it failed. Usually it is water that was never properly addressed, or an assembly that trapped moisture in the wall. We open enough to see the real condition before quoting a rebuild, because refinishing over the same fault just resets the clock.

    Not always. Sometimes the framing is sound and only the finishes are compromised. Sometimes the studs and insulation have to go. We tell you which after we have looked, and price only what actually needs replacing.

    Yes, and a renovation is the right moment to do it, since the walls are already open. Moving a bathroom or opening up a chopped up floor plan costs far less now than it will later.

    Where the work touches it, yes. Older basement finishes often have circuits that were added informally. Anything we open gets brought up to standard and inspected.

    We identify it and address it as part of the scope, whether that is grading, gutters and downspouts moving water toward the house, or a foundation issue that needs specialist work. If it needs a specialist, we say so rather than papering over it.
