Houses Now Old Enough to Need Us

A lot of Hoover went up from the eighties onward, which means a great many houses are now at the age where the original kitchen, the original baths and the original deck have all reached the end of their useful life at roughly the same time. Nothing is wrong with the house. It is simply due.

That is a different job from restoring something historic. Here the work is about updating a sound house efficiently: opening the kitchen, redoing the baths, finishing the basement that was left unfinished, and replacing the deck that has been patched twice already.

    Hoover Remodeling Questions

Framing, insulation, electrical, drywall, flooring, trim and paint, plus a bathroom or an egress window if those are in scope. The prerequisite is that the space is dry, and we deal with any water before a stud goes in.

If any part of the finished basement will be used as a bedroom, yes. It is a life safety requirement, and it is priced with the rest rather than added later.

Only if the footings and the framing are genuinely sound, and we will say so honestly after inspecting them. New boards on a failing frame is money spent on the wrong half of the deck.

Composite costs more up front and asks very little of you afterwards. Wood costs less and wants cleaning and sealing on a schedule. Neither is wrong, it depends on whether you would rather pay once or maintain it.

Sometimes the existing system has the capacity and it is a matter of extending ducts and adding returns. Sometimes a separate unit is the better answer. We assess it rather than assuming.

Yes, for framing, electrical, plumbing, egress and deck work as applicable. We pull them and schedule the inspections.

Months rather than weeks for a full finish, longer if moisture work comes first. The schedule comes with the written proposal.

It follows the square footage, whether a bathroom or egress window is included, and the condition of the starting point. One fixed written number after we have seen it.

The Room the Builder Left for You

Plenty of Hoover houses were sold with the basement left as bare block, a slab and floor joists overhead. The builder did that on purpose, and it means you already own the most expensive parts of a room: the foundation under it and the roof over it.

Finishing it is almost always cheaper per square foot than adding on. The conditions are that it has to be dry first, the head height has to be real once ducts and beams are accounted for, and any bedroom down there needs a proper means of escape. We check all three and price what we find.

    Decks and Porches

Replacing What Has Been Patched Twice

A deck built with the house in the nineties has usually had boards replaced, a railing tightened and a coat of something applied. What has not been looked at is the part that matters: the footings under it and the ledger fastening it to the house.

Improperly attached or unflashed ledgers are the most common cause of deck failures, and the failure mode is the whole structure coming away from the wall. When we replace a deck, that connection is the first thing we get right, and we will tell you honestly whether the existing frame is worth keeping.
